How to Verify a Dubai Off-Plan Project Before Paying
Verification should happen before a reservation or transfer. Use official channels independently of links supplied in a sales message.
Check the official project record
Use Dubai REST or the current Dubai Land Department service to locate the project. Dubai REST describes access to off-plan project information including completion percentage, project images, escrow account number and payments due.
Record the official project name and details, not only the marketing name. Save evidence and the date checked.
Check every party
Confirm the developer, broker and company through official records. If a representative is involved, verify authority separately. Never change payment instructions based only on a message or forwarded document.
Match payment to the contract
The payment beneficiary, account details, amount, milestone and property reference should match verified documents. If anything conflicts, stop and resolve it through official channels before transfer.
Read beyond the verification
Official registration does not make every project suitable for every buyer. Continue with contract review, payment-plan stress testing, specification analysis, comparable pricing and an exit case.
Frequently asked questions
Can I verify a project from a screenshot sent by an agent?+
Use the screenshot only as a lead. Repeat the check yourself through the current official DLD or Dubai REST channel.
Does a registered project guarantee profit or on-time delivery?+
No. Registration is one verification step; returns, delivery and suitability remain uncertain and require separate analysis.
