Dubai Rental Yield Calculator: Gross and Net Return
A headline gross yield can hide vacancy, service charges, management and maintenance. This calculator keeps the assumptions visible.
Test gross and net rental yield
Change every assumption to match current evidence for the exact property.
Educational estimate only. It is not a valuation, forecast or financial recommendation. Verify rents, charges and all transaction inputs before acting.
Gross yield versus net yield
Gross yield divides annual rent by the property price. Net yield subtracts recurring operating costs and vacancy before dividing by the total investment basis selected. Both can be useful, but the formula must be stated.
Use achievable rent from comparable evidence—not the highest online listing—and update the model when a tenancy or renewal provides stronger evidence.
Costs that often disappear
Include the recurring costs the owner is expected to bear for the intended rental strategy.
- Service charges and building costs
- Property management and leasing
- Maintenance and replacement reserve
- Expected vacancy or rent-free periods
- Utilities, permits or operating costs where applicable
Test a weaker case
Reduce the rent, add vacancy and increase maintenance. If a small change materially alters the result, the investment is sensitive and should carry a larger margin of safety.
Frequently asked questions
What is a good rental yield in Dubai?+
There is no universal threshold. Compare net yield with risk, finance, property quality, liquidity and the investor’s alternatives.
Does this calculator include mortgage payments?+
This version focuses on property-level income and operating costs. Financing should be modelled separately because loan terms vary by buyer and lender.
