Transactions and price evidence
Review completed transaction evidence by property type, location and time period. City-wide totals are context—not a valuation for an individual unit.
- Separate completed transactions from listing prices
- Compare the same property type and relevant period
- Record source, extraction date and filters
Rental demand and net income
Track achievable rents, tenancy demand, vacancy assumptions and recurring costs. Gross advertised yield is not net investor income.
- Use recent comparable rentals
- Verify service and management costs
- Stress-test vacancy and rent reduction
New supply and off-plan progress
Map competing delivery, project progress and payment obligations. Future supply affects tenant choice and resale competition differently in each district.
- Check project status through official channels
- Separate announced supply from delivered stock
- Test delay and handover-finance scenarios
Monthly decision record
End each monthly review with what changed, what remains uncertain and which evidence would alter the investment decision.
